Parks keep opening as the area grows. Phase 1A of the Horizon West Regional Park opened in 2026 with an event pavilion and an inclusive playground.

Most homes are single-family houses and townhomes built since the 2000s, many within community development districts (CDDs) and HOAs with pools, parks and clubhouses.
For a resale home, buyers compare your total monthly cost, including CDD and HOA fees, with what a builder offers today, often with incentives. Your upgrades, landscaping and lot are the difference.

Know the competition: list the builder communities a buyer will tour on the same weekend, and their current incentives.
Price the upgrades a builder would charge extra for, such as a finished yard, window treatments, a pool or an extended lanai, and present them clearly.

What are CDD fees and do they affect my sale?
