Horizon West is one of the fastest-growing places in Central Florida, and that growth shapes every resale. If you own a home there, your buyer will likely tour new construction the same weekend they see yours. Knowing how the area is organized, and what buyers compare, is the first step to pricing well.
In short: Horizon West is a master-planned area of villages in unincorporated Orange County. Resale homes compete with builders on total monthly cost, finished upgrades and move-in timing.
What is Horizon West?
Horizon West is a master-planned area that Orange County adopted in 1995. It lies between Winter Garden, Windermere and Walt Disney World, and State Road 429 runs through it. It is a census-designated place, not a city: it is governed by Orange County, and most homes carry a Winter Garden or Windermere mailing address.
It has grown fast. The area had about 14,000 residents in 2010 and 58,101 in the 2020 census.
What are the Horizon West villages?
The plan organizes Horizon West into villages separated by greenbelts, each with its own schools, parks and neighborhood centers, around a central town center.
| Village | What sellers should know |
|---|---|
| Lakeside | Northern area near the lakes, close to Winter Garden |
| Bridgewater | One of the earlier villages, with established neighborhoods |
| Hickory Nut | Newer neighborhoods; check nearby builder activity |
| Ovation | Newer neighborhoods; check nearby builder activity |
| Seidel | Newer village to the south and west, with construction underway |
| Town center | Shops, dining and newer homes around the commercial core |
Within each village, individual neighborhoods have their own HOA rules, amenities and fees. Buyers compare at the neighborhood level, so your pricing should too.
What fees do buyers ask about?
Two fees come up in almost every Horizon West conversation:
- HOA dues, which pay for community amenities such as pools, parks and clubhouses.
- Community development district (CDD) assessments, which fund roads, utilities and amenities and appear on the annual property tax bill.
Florida purchase contracts include a CDD disclosure, and buyers add both fees to the mortgage, taxes and insurance to judge the monthly cost. Have your latest tax bill and HOA information ready before you list.
How does a resale home compete with builders?
Builders sell a blank slate, often with incentives such as closing-cost help or rate buydowns. A resale home sells what is already done. Lead with it:
- Price against today’s builder offers, incentives included, not just last quarter’s resale closings.
- Show the finished upgrades a builder would charge extra for: landscaping, fencing, window treatments, a pool, an extended lanai, upgraded flooring.
- Sell the timing. A resale home can close in about a month; a new build may take much longer.
- Show the setting. Mature landscaping and a finished street look different from a lot surrounded by construction.
How do you price a Horizon West home?
Start with recent resale closings in your village and neighborhood. Then list the builder communities nearby and their current base prices and incentives. Adjust for lot, upgrades, condition and fees. The result is a price range that reflects what your buyer will actually compare.

Frequently asked questions
Is Horizon West part of Winter Garden?
No. Horizon West is unincorporated Orange County. Many homes use a Winter Garden or Windermere mailing address, but the area is governed by the county.
Do CDD fees make my home harder to sell?
Not necessarily, but buyers include them in their monthly cost. Disclosing the assessment clearly and pricing with it in mind avoids surprises late in the sale.
Should I wait until builders finish nearby before selling?
It depends on your timing and price range. Builder activity can add competition, but it also brings buyers to the area. Ana can compare current builder pricing with resale demand for your neighborhood.
